In 2024 Pelagic contracted to purchase a seed 60 acre tract 5 miles from the township of Magnolia and quickly identified the potential acquire surplus land from four surrounding neighbors to create a consolidated 216 acre tract that will ultimately deliver 730+/- Lots upon completion. Closing on the purchase of the five tracts occurred in early 2025 and works on Section One to deliver 255 lots are expected to be completed December 2026. Lots have been presold to National Builders, Lennar and Smith Douglas Homes. The community will provide housing options in the mid $200 to low $500,000 price brackets.
